Gardens House fire door replacement works

Gardens House is undergoing a programme of bedroom fire door replacement works during the 2026/27 academic year.
The works are planned to start on Monday 21 September 2026 and are currently expected to finish by 19 February 2027.
The work will be carried out by Facilitate Spaces, broadly one floor at a time, starting on the ninth floor and moving down through the building.
We will update this page with the latest information as the works progress.
What is happening?
The bedroom fire doors at Gardens House were installed when the building opened around 10 years ago. They are now being replaced as part of planned building improvement works.
The programme will involve:
- Removing existing bedroom door sets
- Installing replacement fire doors
- Making good and decorating around the doors
- Inspection and final sign-off
- Some associated works to lift lobby areas on the lower floors
4 to 5 bedroom doors will be completed each day.
You can continue to live in and use your accommodation as normal while the works take place.
Programme and timings
The current programme is as follows:
- Ninth floor: 21 September to 5 October
- Eighth floor: 6 to 16 October
- Seventh floor: 19 to 29 October
- Sixth floor: 30 October to 11 November
- Fifth floor: 12 to 23 November
- Fourth floor: 24 November to 9 December
- Third floor: 9 to 23 December
- Second floor: 5 to 20 January
- First floor: 21 January to 5 February
- Ground floor and basement: 8 to 18 February
- Completion: 19 February
Please note: We will update this page and contact affected residents if there are significant changes to the programme.
Overall completion is currently planned for 19 February 2027.
When will work take place?
- Works will normally take place between 10am and 4pm, Monday to Friday. There will be no works at weekends.
- You will receive advance notice before access to your bedroom is required, followed by a further reminder before the work is due to take place.
- You do not need to be present while the work is carried out.
- Contractors will knock twice before entering and will only access bedrooms where work is scheduled.
- A temporary protective screen will be placed at the entrance to your room while the work is taking place. This will help protect your privacy and reduce dust entering your room.
- There may be some noise while the doors are being replaced. Noisy works will be limited to the stated working hours.
- Short follow-up visits may also be needed for decorating, inspection and final sign-off.
Before work takes place
When you receive notice that work is due to take place in your room, please:
- Remove belongings from the immediate area around your bedroom door.
- Make sure contractors can access both sides of the door.
- Secure valuables and personal items.
You do not need to move out of your room or remain in your accommodation during the work.

If you have an accessibility requirement or another circumstance that may affect access to your room, please contact the Gardens House team as soon as possible.
We will consider what practical arrangements may be available.

Unfortunately, it will not be possible to postpone the replacement of your bedroom door. Delaying the work would also delay the redecoration of the flat, resulting in further disruption and inconvenience for other students living in the flat.
